Frequently Asked Questions
Standard flooring for garages includes ¾” tongue and groove engineered floor sheeting over pressure-treated 2×4 floor joists spaced 12” on center. Our standard garage flooring is designed to hold a typical passenger car. For heavier items, we can strengthen the floor even more or even build your garage directly on a concrete slab, eliminating the wood floor completely!
We use PerfomMax 500 with Ovation Overlay for garage floor sheeting. It is a ¾” tongue and groove product from Huber Engineered Woods. They offer a 25-Year Industrial Limited MFG Warranty. It is an engineered wood product utilizing advanced resin technology to create a water-resistant panel that is manufactured to be stronger and more dimensionally stable than plywood. The coated overlay gives you a clean appearance and makes clean-up jobs much easier.
Of course! Our Amish craftsmen build custom orders daily. We offer additional floor options such as: 8” on center floor joists, 2×6 floor joists, an additional layer of floor sheeting, heavy-duty 2×8 treated tongue and groove flooring, and poly floor shield.
Absolutely! With this option, your garage is built on-site by our team. This option does come with an additional fee. For a successful install, your concrete pad must be laser level and the same size as the garage (not larger).
For Peak style garages, we use a 84” wall stud. For Dutch style garages, we use a 72” wall stud. For Cape Cod style garages, we use a 76” wall stud. Our wall framing includes a bottom plate and double top wall plate, giving your interior wall height an extra 4.5 inches to the wall stud height. You also have the option to upgrade the wall height.
While it has the outer appearance of the T1-11 siding you may know, the similarities stop there. LP Smart Side is an engineered wood siding product, meaning it is designed for superior durability. Because of the advanced binders and wax that are used to treat each wood strand individually, it resists moisture. Every panel of LP Smart Side goes through their SmartGuard® zinc borate-based process to help resist fungal decay and termite damage. It also features LP Building Products’ Smart Finish, a durable overlay providing a clean look inside your building.
Traditional Pine Board ‘N’ Batten siding is a natural wood product that gives buildings a rustic feel. Due to the nature of natural wood products, it will eventually show signs of age and weathering. To maintain it’s beautiful stained look, it will require some maintenance and staining every few years.
LP Board ‘N’ Batten siding has the look of board ‘n’ batten, with the engineered strength of LP products. LP Board ‘N’ Batten siding is the long lasting choice and is also less expensive than Traditional Board ‘N’ Batten siding.
Yes, taller and/or wider overhead doors are available for an added charge. Ask us about all available sizes and placement options.
Yes, you can choose the placement of your windows and door for no extra cost! Overhead garage doors may only be placed on the gable ends of the buildings, unless you choose a smaller size (such as 8’ x 6’6” or 6’ x 6’).
Yes! We offer several designs of window panels for your garage doors. Window panels are typically installed as the second panel from the top of the overhead door, however you can also choose to have it installed as the top panel for more privacy.

These specifications are just are standard construction. Our Amish craftsmen can customize your building exactly to needs!
All framing components are made of high quality, kiln dried 2×4 lumber. We guarantee clean, termite-free and mold-free wood with a beautiful appearance.
All framing is spaced at 16” on center for walls and roof (except the walls on board ‘n’ batten sided garages, where 2×4’s run horizontally on 24” centers).
Our wall framing construction features double studded corners and double top wall plates with interlocking corners. This provides superior strength and stability.
Our standard wall sheathing/siding for T1-11 style buildings is LP Smart Side®, an engineered wood siding product designed to resist moisture, fungal decay, and termite damage with superior strength. It carries a 50-year manufacturer’s warranty against splitting, cracking, or delamination. The interior of this siding has a coating which gives your interior a clean, consistent appearance. These panels are also factory pre-primed, improving the quality of the paint finish.
LP Board ‘N’ Batten and LP Horizontal Shiplap siding are also created with the same LP engineering (but are not available with the coated backing).
Standard vinyl siding is made from 100% Virgin PVC with no additives for fillers. It carries a lifetime manufacturer’s warranty.
Traditional Pine Board ‘N’ Batten, log, and cedar siding comes stained. These siding are created with natural wood materials. (Normal aging/weathering of natural wood products will occur, resulting in visible cracks in the siding over time. This is not covered under our Top-To-Bottom warranty.)
For garages with vinyl, cedar, or log-sided garages, we use 7/16” OSB wall sheathing underneath the siding.
All siding types are available in a wide variety of colors. Custom colors are also available for an added fee.
Garages come standard with a shingle roof using TAMKO Titan XT shingles (a premium architectural shingle). These shingles feature an AnchorLock layer (unique poly-fabric reinforcement provides an anchor for the nails to embed in, locking them tightly), advanced fusion sealants, an ultra max weathering layer, a fiberglass mat core engineered to help resist tearing and cracking, and protective granules. They also include a 160 mph wind manufacturer’s warranty and a UL 2218 Class 3 Impact Rating.
All shingles are installed with nails. (Shingles installed with nails have a much better holding power and a greater wind resistance than those installed with staples!)
Drip edge is used on all roof edges. Shingle cuts extended past drip edge (to allow for shrinkage and preserve your building for decades of use).
Standard roof sheathing is 7/16” OSB.
We also offer metal roofing for an added fee. Choose standard corrugated metal or standing seam metal in a variety of colors (included textured colors!).
Dutch style garages include 3 inch roof overhangs on each side to divert water off the roof and away from trim, doors, and windows.
Peak garages include a 16 inch front overhang above the garage door (for extra weather protection) and 3 inch overhangs on all other sides.
Cape Cod garages include 8 inch roof overhangs on each side (for extra weather protection and eye appeal)
We use a woodgrain vinyl-coated aluminum trim featuring double-bent edges. This trim has better fade resistance. It also is thicker and more rigid, making it buckle-resistant and impact-resistant.
Garage floors start with pressure-treated 4×4 runners.
12” on-center spacing on floor joists is standard on all garages. We use pressure-treated 2×4 floor joists. 12’ on spacing increases the weight capacity of your floor to 430 pounds per square foot (compared to 240 pounds per square foot at 16” centers!
Garages are built with PerfomMax 500 with Ovation Overlay floor sheeting. This is a 3/4” tongue & groove engineered sheeting utilizing advanced resin technology to create a water-resistant panel that is manufactured for superior durability. Tongue and groove gives you added support at joists and assures tight fits at all seams. The coated overlay gives you a clean appearance and makes clean-up jobs much easier.
The entry point inside your garage at the overhead door is specially constructed to account for high traffic. A slanted pressure-treated 2×6 threshold turns water away from garage door and provides easier entry and exit.
A 6-inch solid reinforcement is also included at impact point in the floor framing. This adds strength and prevents floor bowing, so your garage door closes properly across the bottom.
One 9’ x 7’ insulated steel garage door (25 gauge steel; R-6.62 insulated) is standard in all peak and dutch style garages. Cape Cod style garages feature a 8’ x 7’ insulated steel garage door (due to space restrictions). Garage doors feature a raised-panel woodgrain with baked-on polyester paint. Insulation also increases door strength and make them more quiet. Garage doors include a vinyl garage door seal and a keyed lock on the door handle.
Garage doors in all sizes operate with torsion springs for quiet and smooth operation. Compared to extension springs, torsion springs have a cleaner appearance, offer a smoother lift, provide a safer environment, require less maintenance, and have a longer lifespan.
One 36” x 72” single entry door is standard in all garages. All doors include a key lock on the door handle.
Garages with vinyl siding include a fiberglass raised-panel entry door (one of the most durable style doors on the market!). They feature a beautiful raised panel woodgrain appearance. All edges are sealed with no wood exposed to the elements. The interior core of the door is insulated with spray foam insulation.
Garages with LP Smart Side include a door featuring the LP siding sent on 2 x 4 door frames. 2×4’s set on edge will keep your doors rigid, discouraging the top of your doors from bowing out and being open to the elements and also keeping the bottom of doors tight to discourage entry of unwelcome critters. Wood doors on garages with LP Board ‘N’ Batten or Horizontal Shiplap siding also include features for added eye appeal, including wider trim and New England style hardware.
Garages with Cedar or Log siding include wood doors like those included on LP sided buildings, but instead feature the matching siding. These doors feature New England style hardware.
Fiberglass doors include stainless steel butt hinges and wood doors (on LP buildings) include continuous aluminum piano hinges. Stainless steel and aluminum will not rust. These hinge styles conceal the screws, making the door burglar-resistant. The piano hinges offer continuous support along the entire heavy wood door.
Dutch and Cape Cod style garages include two 24” x 36” single-hung aluminum windows with screens. Peak style garages only include one window. Windows on LP sided garages also include wood shutters. Windows on vinyl sided garages also include vinyl shutters. Windows can also be installed with no shutters and only trim for no added cost.
Garages with Traditional Pine Board ‘N’ Batten, log, or cedar siding are standard with rustic hand-made single-hung wood windows (without shutters).
